Streamline Refinance Loans (IRRRL's)

* For VA Streamline Refinances, very minimal documentation is required. Please email me for complete details.


FHA Purchase Loans

1. Two Years Complete Tax Returns (1040's with ALL schedules) and all W-2's and 1099's

2. Two Months Pay Stubs

a. IF Self Employed, please also provide business returns for 2 years and YTD P&L Statements
b. IF you receive fixed income, please provide lifelong benefit letters from income source
c. Two Months (or quarters) Asset Account Statements:
d. Checking Accounts
e. Savings Accounts
f. Stock Accounts
g. Retirement Accounts

3. Drivers License

4. For All Properties Owned:

a. Mortgage Statement (HELOC Statement)
b. Home Insurance Dec Page
c. County Tax Statement
d. HOA Statement

5. For Current Purchase Transaction

a. Purchase Contract
b. Realtor Contact Information
c. Home Insurance Agent Contact Information

6. IF APPLICABLE:

a. Gift Letter and gift funds documentation
b. Divorce Decree / Child Support Order
c. Bankruptcy Documents
d. Foreclosure Info
e. Letter to explain all derogatory credit information



FHA Cash Out Refinance Loans

1. Two Years Complete Tax Returns (1040's with ALL schedules) and All W-2's and 1099's

2. Two Months Pay Stubs

a. IF Self Employed, please also provide business returns for 2 years and YTD P&L Statements

b. IF you receivefixed income, please provide letters from all fixed income sources stating the timeframe that fixed income will continue
